House Leveling in Denton, TX
What leveling can and can't do, how it's measured, and why the clay bands need a second set of readings.
Maybe a ball rolls to one end of the hall, or a door swings shut by itself. When the slope runs through a whole room or half the house, the word you'll hear is leveling. House leveling in Denton, TX means lifting the low parts of a foundation back toward the high parts and holding them there, on a slab or a raised floor.

The first step is a measured floor survey, so you know how far out the house really is. A free inspection gets you that.

When You Need House Leveling
No house is perfectly level, even when it's new. The Texas Section of the American Society of Civil Engineers points out that foundations are generally built with some differences in height across the surface. Every floor is a little off. What matters is how far, and whether it's still changing.
Those guidelines also put numbers on it. Most people notice a tilt once it passes 1%, which is 1.2 inches over 10 feet. Double that, a 2% slope, is more than the Americans with Disabilities Act allows. For sag, they point to a limit used for floor framing, span divided by 360, as a fair test for a foundation too. On a span of 30 feet, the limit comes to 1 inch.
Signs that the slope is real and not just your imagination:
- Doors that drift open or closed, or won't latch
- Windows that stick in their frames
- Gaps where a wall meets the floor or ceiling
- Tile or wood flooring that cracks or buckles
West, Middle or East: What Changes
Leveling is about height, and on swelling clay the height of a house can change with the seasons.
On the clay bands, measure twice. West of Denton, Krum had 96% of its land points on high or very high shrink-swell soil. East toward Frisco, The Colony had 94.7%. Soil like that grows as it takes on water and pulls back as it loses it. NOAA's Denton 2 SE station averages 4.86 inches of rain in May and 4.64 in October, with July and August highs near 96°F. A floor survey in a dry August and one after the fall rain may not match.
That's why the Texas guidelines say a single floor survey shows the foundation "at one instant." Repeat surveys, months apart, show whether it's still moving. On the clay bands, that second set of readings can show whether the house is still moving before anyone plans a lift.
In the middle band, look at water first. The Woodbine towns have far less swelling soil. In Corinth, just 4.8% of land points were high or very high, and in Lantana 12%. If a house in one of those towns keeps losing level, a leak or poor drainage is worth ruling out before anyone lifts it.

How the Work Is Done
The method depends on the foundation type, but the order is much the same.
- Survey the floor. Heights are measured at points across the house and drawn on a plan, so the low areas and the size of the drop are clear.
- Plan the lift. In Denton, all foundation repairs need a permit and a repair plan sealed by a Texas registered engineer.
- Support and lift. On a slab, piers go under the low areas and the weight of the house presses each one down until it stops and the house starts to rise. On a raised floor, the beams are lifted and reshimmed on their piers.
- Shim at once. The Foundation Performance Association warns that piles left without shims can spring back.
- Test the lines. The Texas guidelines say water and sewer lines should be tested for leaks after any lift, and that gas lines may need adjusting.
- Survey again. The engineer, or someone they authorize, measures the floor after the work. The guidelines say they should keep a record and give you a copy.
Denton also wants the engineer's final sealed report uploaded before the city's final inspection.
What Leveling Can't Do
It's better to hear this before the work than after. The Texas guidelines say perfection can't be reached by repair. They also say a lift is unlikely to leave a foundation fully level. Expect a floor that's close to level and stays that way, not one a carpenter's level can't fault.
The same guidelines add that piers only help the areas they sit under. If half the house is lifted, the other half keeps doing what it was doing. A good plan covers every area that needs support.
Cost and What Drives It
Two repair companies publish averages from their own jobs around Dallas and Denton. One large Texas company puts its Dallas-area foundation repair average at about $11,117, from work booked in 2026. A company with a Lewisville office says its repairs over the past 12 months averaged just over $11,000, including a third-party engineer's inspection, the city permit and a plumbing test.
The Foundation Performance Association's guideline says a repair contract should list the number of piers and any concrete breakouts. The floor survey is what sets those. Our cost guide goes into what moves a quote.
House Leveling Questions
Should I expect a dead-level floor when it's done?
Probably not, and that's normal. In the engineers' own words, it's "unlikely that elevation adjustments will result in a level foundation." Near level, and holding, is the honest target.
Is mudjacking a cheaper way to level a slab?
Mudjacking pumps grout under a slab to raise it. The Foundation Performance Association lists it among shallow repairs, the kind that rides on the moving soil. When the soil's moisture shifts, it says, the slab can shift with it. It also warns that grout may get into cracked pipes under the slab and plug them.
Why do they test the plumbing after leveling?
The Texas guidelines call for leak tests on the water and sewer lines whenever a repair includes jacking or lifting. They also say any leaks found should be repaired.
